The purchase price was .7 million dollars.
This is the first joint venture between ING Clarion, a leading real estate investment advisory firm and Ceebraid-Signal, a real estate management and development company.
Located about two miles west of the Florida Turnpike on Pines Blvd., Green Key is a ten year old rental community consisting of 250 units with approximately 281,700 square feet. Prior to its planned condominium conversion process, including site renewal and redevelopment of the units, common areas and landscaping, the community will be renamed.
Green Key is a gated community with amenities including a Clubhouse with business center, fitness center and Clubroom with fireplace, swimming pool with sundeck and spa, tennis court, large lake with jogging trail and tropical gardens. The one-, two- and three-bedroom residences feature private balconies and terraces with lake views, tiled living room, kitchen, bathroom and foyer floors, European style kitchen cabinets, breakfast bar and vaulted ceilings in selected units.

Leeds Green Belt Wanted to Build Eco-friendly Town
The areas of Micklefield, between Eggborough and Kellington near Selby and Darrington near Pontefract have already been ruled out of the plans for a new eco-friendly town.
The Leeds City Region Partnership spokesperson said that they support the principle for an eco-town in Leeds as Britain is facing both a housing shortage and climate change.
The 72-page document revealed that the chosen area for the scheme is an 800-acre site in south Leeds.
The document that came into the public domain at the end of April 2008 has caused uproar.
Councillor Golton said, ‘These plans would irreversibly change the character of our communities, and the developers should not be complacent about the level of opposition they would face.’
He argues, ‘Eco-town or not, it still amounts to tonnes of tarmac, concrete, bricks and mortar being laid on our green belt, and hundreds more cars on our roads. It would destroy the character of where we live, and the reaction of the residents will reflect this.’
The two private companies, Isle of Man-based Oulton Hall Estates and Yorkshire firm GMI Property Company Ltd propose to triple the size of the village Carlton and double the size of Oulton.
The companies also want to build 9,000 carbon neutral homes, an urban farm, a new three-acre cemetery, allotments and develop the land around Oulton Hall.
In addition to plans are the introduction of six new primary and secondary schools and a new dual carriageway to replace the A642 Leeds-Wakefield Road.
Leeds local councillors have made it very clear that they are not happy about the proposed plans for an eco-friendly town.
The scheme is seen as being hugely over-intensive and not a necessity, especially in today financial climate.
The plan to build 9, 000 houses would also mean the loss of green spaces and green fields.

Profiles in Green Building: the Austin Real Estate Market
Austin has long been a home for friendly folk- friendly to each other, friendly to animals, and friendly to the environment. What used to be considered as only the concerns of hippies and the bohemian sect, environmentalism is now at the forefront of commercial and residential design, and "green" businesses are popping up nationwide. Austin, however, was the first city in the United States to establish a local green-building program, laying out environmentally friendly and sustainable guidelines for home builders and its interested citizens back in 1991.
Since the Austin real estate market is known nationwide as the leader of these green building methods, the National Association of Home Builders chose the city as its hub to launch an industry-wide effort to establish green-building guidelines in 2004. These guidelines now provide a practical nationally recognized framework for builders to follow to reduce a home’s environmental impact by making them more energy efficient, improving indoor environmental quality, and so on. Though Austin has already been using similar guidelines for over a decade, now the rest of the country is following suit.
The City of Austin and Austin Energy provide a great resource to owners of Austin homes, and new home builders, who are looking for ways to conserve energy, and build an environmentally friendly home. The city’s website offers a list of companies willing to do an energy analysis of a home that will determine possible options to help the house conserve more energy, with suggestions ranging from air conditioning repair to weather stripping doors. The city then will offer a 20 to 75% of that cost.
For those Austinites building a new house or commercial building, the city created the Austin Energy Green Building organization to promote the construction of high quality, more sustainable buildings, and has even zoned sections of the city’s real estate to require an Austin Energy Green Building rating. Four times a year, the organization also holds a one day "Green By Design" workshop open to the public. The workshop provides an overview of the green building process, and brings in design, building, engineering, landscaping, and Austin real estate professionals with many years of experience in homebuilding and remodeling, to help make sense of it all.
In March of this year, Austin was named as the city leading the country in "cleantech" by SustainLane, an online resource center that offers sustainability tips to state and local government. The term "cleantech" refers to venture capital-based startups based in green technology, with Austin as the front runner with seven such startups, ranging from internet-controlled irrigation to geothermal energy technologies. To keep Austin on the cutting edge of green technology, the Clean Energy Incubator program was set up to help young clean energy businesses succeed by commercializing their ideas. With citizens, government, and forward thinking businesses, Austin will likely be the city to follow in the environmental battle for years to come.

Tips For Going Green in Your Apartment
Saving the world means that we must all go green. Recycling has become the byword and companies are continually developing new solutions for biodegradable products. For example a British company, Greenbottle, is producing milk cartons made from recycled and natural materials that will degrade over time leaving no lasting ecological effects.
I have just become aware of the recycling services offered by my apartment complex, at no cost to me, and it occurred to me that many tenants are also unaware that new regulations are being passed by many cities stipulating that Condominium and Apartment Associations with above a minimum number of apartments must provide recycling services to their tenants and householders.
Any free recycling service is going to have me as their best customer. I will become as green as any tree-hugging frog and I recommend that you do too. Have a look at the Sanitation Department website for the city you live in and see what recycling services they offer.
Most people, myself included, always have numerous items in their homes – that we know should be reused or disposed of efficiently, but haven't been sure of the correct how-to-do-it-without harming the planet methods.
Cell phones can contain many heavy metals that are lethal to the environment and so they shouldn't merely be tossed into the trash can. Many charities and cell phone providers accept donations of cell phones and will find them a good home, or will dispose of them safely.
Arghh, those wire coat hangers you always get with your dry cleaning. They infiltrate every room in the house, but if you put them into the trash they take up landfill space and take years to decompose. Try the reuse solution, give them to charity stores or back to your dry cleaner. A tip would be to keep one in the car trunk, just in case keys get locked into a car and you can come to the rescue.
Have a desktop computer lying around feeling abandoned while you surf on your newest laptop? With a little imagination and a throw it can become a bedside table, or a step up to those hard to reach corners. Again charities are often willing to take them off your hands and either reuse or dispose of them safely. Then again you can also benefit by looking for offers of trade-ins on your old computer when you buy a new one.
We all know that pouring any types of oil down the drain is harmful to the environment (and your plumbing). But then who always wants to play "hunt the tin or jar" in order to dispose of that oil correctly? So here's a new idea for cat litter, pour the oil over some litter, put it into a second bag and there it goes to the garbage.
Oh my, the space that I've gained in my apartment! I'm on my way to minimalistic living and you can be too.
So, as you can see, going green can be easy, it doesn't have to have you seeing red.

A Truly Green Kitchen…your Friends Will Envy
As a kitchen designer for the last eight years, shoulder to shoulder with my clients I have battled a myriad of kitchen remodeling challenges: soffits, out of level floors, windows over stoves, chimneys and pipe chases to name a few. I love it when my client rattles off five or six things about their existing kitchen design that they absolutely hate. I now know exactly what to avoid in their kitchen remodel, and I know there is nothing I have found yet that I can't fix with a new kitchen layout! I never looked for alternative solutions such as kitchen refacing, why would I? Selling cabinets was part of my job. And if anyone brought up kitchen refacing, it became very clear: I was a kitchen cabinet refacing snob.
If asked, I would explain simply to the customer, that the kitchen refacing process was nearly as expensive as a full kitchen remodel, and after all the mess and inconvenience involved in kitchen reface, you ended up with basically the same kitchen design you had before, who would want that? The kitchen cabinet refacing service provided by most companies, I explained pretty much like this:
remove old doors and drawers fronts
sand cabinet surfaces,
smear with glue,
slap up plain laminate
install new doors and drawer fronts
leave customer with same old floor, counter top, layout and basic look
…and then, the nice folks generally purchased a new kitchen. The neighbors new it was coming the moment I had a 30 yard dumpster dropped in Mr. and Mrs. Happy Kitchen-Customers driveway. A typical kitchen remodel takes between six and twelve weeks, and the dumpster often remains there for almost the whole time, just to be sure that all the debris was properly removed.
My limited knowledge of the kitchen refacing process had me mentally confined to a pen, and I couldn’t see beyond it.In fact, it wasn't until I began to work for Empire Kitchen & Bath, Union, New Jersey that I began to see a different way, more custom, a whole new added value in the kitchen reface process. It took a little time and understanding of the approach, and one main rule to qualify a cabinet refacing candidate, the kitchen cabinet boxes had to be in "good" condition, and in fact many older kitchen cabinets have full plywood construction, or solid wood, far higher quality than what most homeowners will manage to afford in a brand new kitchen cabinet. That meant clearly that structurally the refaced kitchen would have more strength and intergity. Other than that, I learned there wasn't much I couldn't do in a reface kitchen and the process really went more like this:
remove all old doors and drawer front and drawer boxes
sand all exposed areas as per plans
finish interiors of any cabinets with glass doors
make plumbing & electrical upgrades as per plans
add custom reface cabinets and make necessary modifications to existing cabinets
refrigerator gets concealed behind custom panels and a new deep cabinet installed above it
new flooring is installed
high Pressure Laminate or wood paneling is applied (refaced)to all exposed cabinet surfaces as per plan
new Doors are installed with concealed European hinges
new solid wood dovetailed drawers with full extension soft close drawer glides are installed
new drawer faces are installed
new counter top surface of customers choosing is installed
new roll out trays, base wastebaskets, vegetable bins, liter bottle pullouts, spice racks, cutlery dividers, every convenience you can imagine is available and installed per plans
new crown molding and light rail
under cabinet lighting is installed
and a full custom back splash is added, tile, Corian, granite, customer's choice
That sounded and looked to me much more like a newly remodeled kitchen, and with the right craftsmen on the job, I learned cabinets could swap out their old function for new in the blink of an eye. The fact that most of the kitchen is saved, means I don't contribute an extra 30+yards of trash to the landfill. A cabinet refacing crew generally brings back the debris in the back of their standard work van!
The benefit to the environment is undeniable. This is the ultimate in recycling, and the array of choices of styles, colors, and finishes available rival any new cabinet manufacturer's offerings:
new crown molding and light rail
glazes
hand wiping
penciling
high gloss polyester lacquer paint
natural stains
One of the many benefits to Mr. and Mrs. Happy Kitchen-Customer is the amount of money they save on re-using the bones of their kitchen, it helps afford more bells and whistles in the finished product, kitchen accessories are key to good function and homeowners enjoy their use every day, rollouts, cutlery dividers, spice organizers, and pantry storage systems! Other benefits to consider are that it takes less time start to finish, an average of two and a half weeks to complete a kitchen refaces if they install a new counter top and back splash, the savings yielded also provides additional budget for counter top upgrades and beautiful hardware. Then there is the behind the scenes benefit to the environment, by not manufacturing new cabinet boxes, trees are spared, less cardboard is used, there is a savings on shipping, and the pollution from manufacturing is reduced dramatically. When the replacement doors and drawer fronts are purchased from a source that uses their factory excess to heat their factories and kilns, or re-sells its waste to say the pet industry, you have nearly closed the loop on unnecessary disposal.
These are some of the solutions we can look to more and more, the list of products is growing almost daily. While these solutions may not be for every client, they are for some, are they possibly for you?
