Out of these two thousand members there are approximately 1,500 active real estate agents. The rest are part time agents, real estate appraisers, lenders or others associated with the real estate business.

Most real estate purchases are bought with loans so getting a good faith estimate and pre-approval letter from your lender helps the process start off on the right foot. The good faith estimate, or GFE for short, is required by law to be provided by lenders when you are seeking a loan. It lists out the estimated closing costs, monthly payments, and interest rates for the loan program you are looking at getting. The pre-approval letter is provided by lenders once they have run your credit and get your income / debt information. By getting the GFE and pre-approval letter, you can be confident that the loan will get processed with no surprises. There are also additional benefits to getting pre-approval and GFE before you even begin the property search. Finally, by getting a pre-approval letter, you have proof for a seller that a lender has confidence in being able to fund the purchase on your behalf. This helps with presenting offers and negotiating. Many sellers will not even accept an offer unless it is accompanied by a lender's letter. Furthermore, if you do not have a letter, the seller may counter higher given that he feels he is taking on more risk that you may not be qualified for the loan amount. Also, if you happen to get into a multiple offer situation, your offer will be much stronger with a pre-approval letter.

Index Tower, a Norman Foster/Union Properties mixed-use property of 80 floors in DIFC. I am trying to buy several floors of this for various projects, management, and resale. Index will be one of the tallest buildings in the new financial district of the middle east. It was formerly called One Central Park, and should have views of the district, Burj Dubai, Emirates Towers, etc.

Please feel free to contact me (use flickr mail if you don't have my contact info) if you're interested as an investor, commercial or residential tenant, etc.. Currently, I'm looking at 3-5 floors of commercial, 2-3 floors of 1BR/2BR apartments, and 2 duplex and one triplex penthouses. Prices are approximately USD 435-544/ft3 of 'living' space. I'll be adding management, communications, etc., and should be able to fill this space with tenants independent of the Dubai property market in general.

The building is a 2-4x premium per square foot over the cheapest residential/commercial properties in UAE, 1-1.3x premium over some of the cheaper comparable properties in the district, but the DIFC has lots of legal advantages, and will be a center for wholesale/investment banking, financial technology, and high-end corporate offices for the greater gulf region. This particular building will probably be one of the most desirable in all of Dubai, due to height, amenities, and location. I am primarily focusing on the US financial companies and financial technology companies market as clients, and supporting that with residential, retail, and services aimed at that particular niche.
